xAI's gigawatt AI training campus straddling the Tennessee–Mississippi line

Operating and expanding. First cluster online from Oct. 2025 (xAI called it operational in Jan. 2026), running largely on temporary gas turbines while a permanent 1.2 GW plant waits on its appeal.

Three xAI sites on both sides of the state line

A data hall in Memphis, a second hall across the line in Southaven, and a yard of trailer-mounted gas turbines a mile south. The power plant in the middle belongs to TVA, not xAI.

New halls and a turbine field in 18 months

The Memphis and Southaven halls were converted warehouses already standing in late 2024, and grading for the Tulane Rd expansion began by the Feb. 3, 2025 frame. By Aug. 2026 the expansion halls were complete and the Stanton Rd turbine field was at full extent; the Oct. 6, 2026 frame shows work continuing at all three sites.

Construction

From one empty hall to a campus in service in nine months

In March 2025 the Memphis hall stood alone on a graded lot. By late December the roof read MACROHARD, and the yard held roughly 374 containerized cooling units, a block of about 20 battery containers and a working crane. Drag to compare.

Construction from orbit

What radar sees on the ground

From orbit, radar echoes from walls and steel start climbing in Oct. 2024. The optical (Sentinel-2) series for this campus is not in yet, so there is no roof or clearing reading. That fits our stage: partly in service.

Construction from orbit: very bright radar echoes, as a share of the site

Radar: 2-month running median. Contains modified Copernicus Sentinel data 2023–2026.

How this works: Sentinel-1 radar sees through cloud every 6–12 days. Over the campus outline (about 170 acres) we count the share of very bright radar echoes: walls and steel bounce the signal straight back, so that share rises as buildings go up. Wet ground can lift it for a few weeks, so we read the trend, not single readings. Black ticks mark our stage dates. Data: Copernicus Sentinel-1 and Sentinel-2, via the Copernicus Data Space Ecosystem.

Power

Running on temporary turbines while the permanent plant waits

The grid could not deliver a gigawatt in time, so xAI trucked in gas turbines. Satellite imagery shows the yard empty in March 2025 and holding 28 units by late November. Drag to compare.

Evidence from space and the gas pipeline

NO2 over xAI's Southaven turbine yard, net of the rural background, rose about 4× from summer 2025 to summer 2026 (9 to 41 µmol/m², averages for July–September 2025 and 2026), while the rural background stayed flat (about 25 both summers). The monthly excess first cleared its early-2025 range in Jan. 2026 and peaked in Sept. 2026 at 60 µmol/m². That fits added combustion in the box, but the box overlaps the one drawn for xAI's Colossus 1 campus, so part of the rise can come from there; the satellite cannot split the two.

Gas booked on the pipeline

Texas Gas Transmission's public postings show how much gas is booked each day for delivery to MZX Tech, the xAI company that runs the Southaven turbines. The record opens on July 23, 2026 at 180,000 dekatherms a day. Bookings averaged about 223,400 a day in September: enough gas for roughly 810–980 MW of turbine output, or about 600–820 MW of IT power draw once cooling and losses are taken out. Oct 1–13: xAI's operator booked zero gas on the pipeline for 13 straight days; that is in the pipeline's own daily postings, not missing data. Bookings restarted Oct 14 at a new meter. Satellite NO2 over the site did not drop in those days, so the turbines may have run on fuel from another source, or the NO2 came from other plants in the area (TVA's Southaven plant sits in the same box). The public records can't settle which. From Oct. 15 to Oct. 22 they averaged about 281,600 a day, or 760–1,030 MW of IT power draw, with a high of 307,709 on Oct. 22.

Gas booked per dayAverage for the period, with the IT power draw it impliesDays with nothing booked
Daily scheduled deliveries to MZX Tech LLC on Texas Gas Transmission, July 23 to Oct. 22, 2026, in dekatherms a day (k = thousand). Each 100,000 Dth/d is about 270–370 MW of IT power draw. Below: daily NO2 over the site on the same days.

Since Oct. 14, bookings have been above MZX's firm pipeline contracts (193,200 a day as of Oct 1, 2026), so the extra rides on interruptible service or newer contracts; the postings do not say which. These are booked (scheduled) quantities, not metered flow: the pipeline does not publish what was actually burned. The conversion assumes a heat rate of 9,500–11,500 Btu per kWh and a PUE of 1.2–1.35.

EPA Clean Air Markets Program Data, monthly apportioned emissions. The plant ran about the same in both years.

How this works: the Sentinel-5P satellite measures NO2 in the air over every point on Earth once a day, around 1:30 p.m. local time, in pixels about 5.5 by 3.5 km. NO2 comes from burning fuel (turbines, engines, traffic, power plants), so a rise over a site that open country does not share points to new combustion there. It shows combustion activity, not megawatts. The site box is about 15 km across; the background box is open country about 49 km away. We use only high-quality readings and drop days or weeks when cloud hides more than half of either box. Data: Copernicus Sentinel-5P (ESA), processed with the Copernicus Data Space Ecosystem Sentinel Hub statistics service; EPA Clean Air Markets Program Data for the TVA plant; Texas Gas Transmission informational postings (Boardwalk GasQuest) for gas bookings.
